The breakfast

Well they were sold out of queen size bed we had to sleep in twin beds but they were very comfortable

Style and service. It's a classy establishment all around.

Internet speed is slow.

We are senior citizens and upon arrival we found out the elevator was not working. We had to climb up 3 flights of stairs to come and go. The pool was not available. I asked if we could be comp a meal for the inconvenience and they would not even do that. The room was dirty. I dropped something under the bed and it looked like has not been cleaned under there in a year. There was mold growing in the shower, the floor mat in the shower was disgusting and moldy. There were bugs that I was killing in the room.

Location is not too bad, close to fruit, market, and plate to eat.

The room are not clean, and have a lot of cockroaches.

Roach motel ripoff won’t refund

Full of cockroaches we never stayed they opened the door roaches everywhere. We went back to front desk immediately.They had no supervisor . they said they would refund me next day. January 10, 2026 today is January 24th still no refund now front desk hangs up when I call

The place is clean and very elegant.

The bidet in the toilet not working well in our room.Also the telephone which sometimes we need didn't work as we expected .They should have checked those , so guest will feel more comfortable and less hassle , but overall it was a great stay.

The room is spacious and the breakfast was fulfilling. Staffs were also accommodating. It was a great stay despite the cons.

The room smelled like dust and molds and we saw a small cockroach, also saw a hairstrand that wasn't mine so i guess the room wasn't properly cleaned and sanitized. Some staff were not approachable.

Cleanliness, comfortable and easy

The variance in buffet breakfast is not suitable for kids, but overall it is good.

Breakfast was wonderful. Staff were excellent. Location was ideal. The pool was kid friendly.

Room was in need of repairs. A deep cleaning is needed. Lots of mold and dust. I had to ask two separate days for my refrigerator to be fixed. A lot of holiday parties with loud music.

very convenient close to malls, very recommended place to stay. the pool is not full, mostly empty.

the heater didn’t work when we arrive. staff said it was under maintenance. but the next day it was fixed and was able to use the water heater. there’s nothing to dislike, this was fixed right away.

Strong internet in the room ! Great bed, clean and classy bathroom...

Just nearby SM

There were cockroaches inside the room, and the WiFi connection is extremely slow and unstable. I hope these can be checked and resolved soon.

Frontdesk staff did not even ask for my room number and she immediately denied my request for a 30-min extension to use the room.

Staff are accomodating and friendly.

There were cockroaches on both the rooms we booked and saw some in the hallway. Food buffet had very few options to choose from.

It’s within the city and easy to access. The amenities are good. The food at the restaurant is tasty and the overall atmosphere of the hotel is good.

The television didn’t serve its purpose. Not much choices of channels. The phone didn’t work and there was no heated water in the shower.

Our first room was outdated and not that clean, with issues in the toilet drainage. When we were transferred to another room, we found a cockroach. The rooms definitely need to be upgraded. On the positive side, the staff were helpful. Overall, it was a disappointing experience

The staff were pleasant & that is the ONLY positive about this hotel & our stay.

Cockroaches crawling in the room & bathroom EVERY SINGLE DAY. They charge for EVERYTHING. Need another pillow, extra charge. Need another towel, extra charge. The breakfast buffet was disgusting & made us sick. They charge 88 pesos for a small can of soda. You need to use tiny paper tickets that they give you. To be allowed to swim in the pool. & you only get 1 ticket per day. We had water leaking on the floor from inside the walls. I had no hot water in my bathroom. & even after they fixed it, it didn't last. Plus the water pressure is terrible. Stay far away from this disgusting money pit.

Clean, comfortable beds. Hotel supplied extra pillows for nominal cost, 50 php each. Location is OK. Away from the city traffic so hotel is quiet. There's a 7/11 nearby and a couple of restaurants and a bakery as well all within a 2 minute walk. Shopping is 15 minute walk away.

WiFi was off and on all day, mostly off. Front desk said they were working on it, but it was not fixed during our stay. We had better/good Wifi at the 2 star hotel in town the previous day. If the problem persists I would drop the hotel rating to 2 stars.We stayed in this hotel a couple of years ago. I do not recall having this issue with the Wifi.

I stayed at Butuan Grand Palace Hotel in July 2025, and unfortunately, it was one of the worst hotel experiences I’ve ever had.First of all, the room was dirty and had a strong unpleasant smell upon arrival. It clearly had not been properly cleaned or ventilated before check-in. Even worse, the air conditioning unit was incredibly loud — to the point that it was impossible to sleep through the night. Instead of a restful stay, I spent the night trying to rest through noise and discomfort.To make matters worse, the hotel overcharged me. Despite booking through Booking.com and receiving a confirmed total price of PHP 5,865.37, the hotel issued an invoice and charged me PHP 6,569.51 — without any explanation, added services, or notice. This is completely unacceptable and dishonest.Overall, this hotel is overrated, poorly maintained, and mismanaged. I would strongly advise other travelers to avoid it. There are better options in Butuan City where your comfort — and your wallet — will be respected.
